Job Summary | The University Housing and Dining Services at OSU is seeking an Architectural Trades Manager. This is a full-time (1.00 FTE),12-month, professional faculty position. University Housing & Dining Services recognizes the importance of learning both in and out of the classroom, and supports the concept of education as an individual as well as a community experience. Our primary focus is service to OSU students. We strive to provide our students, faculty, staff, and guests with safe, economical, on-campus living and dining options that are convenient and comfortable. We offer a variety of living and dining options in fifteen residence halls, two apartment buildings, three dining centers, multiple dining concepts across the Corvallis campus, and a limited number of family apartments and houses. Our Department is an auxiliary enterprise, which is funded solely by customers who use our services — we receive no State or tax dollars. We work to maintain the highest educational and service standards for our customers. This position will adhere to all OSU and UHDS policies and procedures. This position will work with the Operations and Facilities Unit to ensure the policies and procedures agreed upon within the SEIU/OPEU union contract are followed. The Operations Manager coordinates interior and finish work, overseeing skilled/journey-level trades people and manual/semiskilled workers in the maintenance and repair of university buildings, equipment, and grounds. This position will focus on the maintenance and installation of building finishes and architectural features such as suspended/acoustic ceilings, carpentry, plaster, drywall and paint finishes. This position serves as a department contact on assigned in-house and contracted construction and remodels. Updates the Associate Director on the status of projects. Participates in project planning processes and facilitates scheduling and participant interfacing for projects under $300,000. Leads team responsible for developing project schedules, assists in the preparation of bid packages, obtains permits and schedules professional services and inspections related to assigned projects. The purpose of this position is to provide quality, courteous, and timely facilities maintenance services to all internal and external customers. This position will ensure quality work at or above the industry standard and provide after-hour emergency response as needed to ensure business continuity. This position will estimate time, material, and resource needs to use in coordination of associated trades in performing routine preventive maintenance to ensure safe, secure, and sanitary living & dining facilities for UHDS students and staff. |

Key Responsibilities | 45% SUPERVISION AND STAFF DEVELOPMENT Directly supervises 9 FTE across four (4) or more distinct trades and skill sets. Plans work, assigns work, and approves/reviews work of staff. Hires, fires, disciplines, rewards, prepares, and signs performance appraisals and reviews. Evaluates employee performance and provides timely and appropriate performance appraisals, coaching and resources to ensure employees are successful and accountable for their work. Responds to grievances. Assesses the training needs of staff and ensures that the unit is providing appropriate instruction. Provides initial orientation and training to new employees. Works with staff to build individual professional development plans, helping to identify growth needed to better utilize individual strengths and map long-term career goals. Provides opportunities for cross-training. Develops training program consistent with individual job requirements. 40% PROJECT AND WORK COORDINATION Oversee the workload of UHDS Facilities Building Interiors and Finishes Team. Manages all work with staff within the Finishes group, which includes paint, carpentry, plaster, and general trades/ maintenance work. Assigns work to the finishes team and determines extent of construction, maintenance or repairs needed for UHDS facilities. Acts as the project manager for remodel, construction, or minor maintenance projects with end users from planning and initial design through coordination, review, and approval, implementation, construction, and project closeout for assigned projects less than $300,000. Monitors work of teams; writes status reports on ongoing projects; estimates time, materials, and staffing needs.; requests materials and supplies or purchases on own up to authorized spending limit; tracks costs and timeliness of work. Works with Work Coordination Office to notify residents, staff, and University personnel of scheduled closures and outages that would adversely affect operations. Schedule and coordinate all contracted and in-house services associated with assigned minor department projects including obtaining City permits and inspections, hazardous materials surveys and abatement, and commissioning services. Work with service providers, contractors, and maintenance crews to resolve any issues that are identified during their services. 10% – UNIT LEADERSHIP The Operations Manager is a member of the Facilities Management Team and is actively engaged in providing vision and leadership to the direct reports of the position as well as the larger Facilities group. Acts as the subject matter expert for new capital construction projects over $300,000. Operations Manager is actively engaged in the delivery of the UHDS Campus Housing Vision that looks to double the total number of resident beds on the Corvallis campus. The Operations Manager is key in the development of both short-range and long-range goals for UHDS facility operations within their areas of focus. Assists in developing policy and procedures. Participates in planning meetings for unit and department. Leads and attends coordination meetings. Participates in scheduling and customer support meetings. May attend technical seminars, technical training, industry standards and product demonstrations. Participates in the development and delivery of unit safety meetings. Operations manager plays a critical role with residence hall opening and closing coordination including work order prioritization, logistics management, traffic management, critical response, and being a primary point of contact for Residential Education, Operations and Dining colleagues in the delivery of a successful hall opening and closing process that serves 5,000+ residents and families. 5% OTHER DUTIES AS ASSIGNED |
