JOB SUMMARY:
This position requires general skilled maintenance duties at several Tribal Administrative offices and facilities. The purpose of the position is to perform plumbing, electrical, carpentry, painting and grounds keeping duties.
This position will serve as essential personnel when an emergency has been declared.
MAJOR TASKS AND RESPONSIBILITIES:
- Identifies the need for additional manpower to complete a requirement and reports to the supervisor in order to obtain the help needed to schedule and accomplish the work.
- Completes the service call request paperwork and turns it into the supervisor at the regularly scheduled daily meeting.
- Respond to the service call, determines the requirements, obtains the necessary materials and tools to complete the work, and accomplishes the work in the most efficient and economical manner.
- Performs facility inspections, develops, and implements re-occurring preventive maintenance plans for large facility operations to minimize liability/safety issues, lists deficiencies observed and implements corrective actions.
- Record type of work performed at each site assigned and cost of maintenance or repair work.
- Responsibilities include observing safety, fire and good housekeeping rules and practices when performing duties. The use of hand and power tools and other potentially hazardous equipment is required and should be operated in a safe manner.
- Assist in repairing various plumbing systems and equipment such as clearing stoppages in drain pipes and fixtures, replacing defective pipes, fittings, fixtures and valves. Repairs and replaces component parts of the system and diagnoses and malfunctions in the system.
- Assist in electrical fixes including removing, replacing, tightening, splicing, soldering and insulating defective wiring, controls, equipment and fixtures such as broken and bare wiring, burned out switches and relays, loose connections and fittings, damaged light fixtures, burnt out bulbs, etc.
- Works with other department personnel in order to assure the Tribes facilities are being maintained in a manner which creates a safe working environment for all employees and the general public.
- Coordinates daily, weekly, and reoccurring work schedules with supervisor.
- Assist in performing a variety of carpentry work including but not limited to assembling and/or installing shelving, cabinets, signs, bulletin boards and other items, relocating partitions, building interior walls, and repairing and/or replacing baseboards, hand rails, window, etc.
- Assist in painting housing, buildings etc. duties include, mixing and blending paints; prepares surfaces for painting by removing dirt and paint where required; patches holes and covers areas not to be painted with masking tape or drop cloths; paints building, structures, furniture, etc.; cleans and maintains painting equipment.
- Serve as essential personnel when an NIT emergency has been declared (when offices are closed due to flooding, inclement weather, etc. this position is required to report to duty and assist with initial and preventative measures of an emergency situation, when needed).
- Provide accessibility year-round (e.g. home phone, cell phone, etc.) for the purpose of being essential personnel in a NIT emergency and/or unplanned event that may occur.
- Occasionally required to assist team members or within the facilities and maintenance department by performing custodial or landscaping functions or other duties/responsibilities assigned to the Facilities and Maintenance department.

MINIMUM QUALIFICATIONS
The following qualifications are required for the incumbent to have, in order to be considered for the position.
REQUIRED EDUCATION, EXPERIENCE AND TRAINING FOR POSITION:
- High School Diploma or GED
- Associates Degree in Construction from an accredited college or university or a related field or certified in one of the skilled trades.
Or
- Minimum of 4 years of experience directly related to the areas of responsibilities or a combination of higher education and experience.
REQUIRED SKILLS/KNOWLEDGE/ABILITIES POSITION:
- Must be reliable and dependable and have the ability to report for work on time and perform the duties of the job for an entire workday.
- Knowledge of the construction and facilities maintenance management.
- Knowledge of the various skilled trades (e.g. plumbing, electrical, HVAC, carpentry, painting, etc.).
- Knowledge of the functionality and long term use of buildings.
- Knowledge of the proper use, safety, maintenance and repair of construction/buildings equipment and tools.
- Skill in the safe and effective use of hand and power tools used in the construction industry.
- Skill in planning, organizing, and self-directing work activities assigned.
- Skill in dealing with the public in a professional and courteous manner.
- Knowledge of and ability to operate maintenance equipment such as power tools, and common hand tools, etc.
- Ability to establish and maintain effective, harmonious, cooperative, and productive working relationship with other employees and the public
- Ability to work flexible hours and perform occasional overtime with some weekend and holiday work required.
- Ability to communicate orally with team members, co-workers, employees, contractors and vendors to obtain and provide useful information.
- Ability to work in various adverse conditions such as tight or enclosed spaces, heights, and temperature extremes, indoors or outdoors to complete work assignments.
- Ability to observe, record, and report unsafe working conditions.
- Ability to follow safety standards in working with multiple services, tools, and equipment.
- Ability to follow orders and complete work assignments with a minimum of supervision.
- Ability to distinguish frequencies, sounds, colors and odors in the operation of equipment in order to troubleshoot for repairs.
- Ability to read and interpret blueprints, sketches and schematics as they relate to buildings and utilities services systems.
- Ability to apply methods, practices, and procedures in preventative maintenance, inspection, repair, renovation, and minor construction of buildings and utilities.
- Ability to safely operate Tribal vehicles and/or construction equipment in all weather conditions.
- Ability to assist other trade personnel in their work.
- Ability to learn quickly and retain knowledge in order to acquire additional skills and maintain technical competencies.
REQUIRED CONDITIONS OF EMPLOYMENT:
- Must pass alcohol/drug test at time of hire and throughout employment.
- Must pass criminal background check at time of hire and periodically thereafter.
REQUIRED LICENSES OR CERTIFICATIONS:
- Must have and maintain throughout employment a valid Washington State Driver’s License and meet the insurability requirements of the Tribe. (Must Provide Driving Abstract at time of hire).
PHYSICAL REQUIREMENTS (The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.):
- Ability to use light duty vehicles, hand saws, machinery, small tools, and other hand power tools.
- Ability to lift and move various supplies weighing up to 50 lbs. unassisted.
- Lifting/Carrying is required constantly in lifting hand tools, carrying wood products, appliances, etc.
- Bending/Squatting/Twisting is required constantly.
- Frequently requires walking over uneven terrain while performing general duties.
- Position will often be exposed to environmental allergens such as dust, mold, grass, weeds, and pollens.
- Position will frequently require the use of eyes (must see in color), sense of smell (determine if there is gas/propane etc. leaks), hearing to distinguish frequencies, sounds
- Frequent use of hands/fingers to operate tools, controls, and equipment required.
- Frequently required to stand or walk for long periods
- Work is performed in various weather conditions; indoor, outdoor, heat, cold, snow, rain, etc.
